Record-breaking property prices are set to continue their upward trajectory across Ireland’s northwest, with both Sligo and Leitrim expecting a substantial 10% increase in 2025, according to the latest Real Estate Alliance (REA) survey.
The average three-bed semi-detached home in Sligo now commands €245,000, marking a significant 13% rise from December 2023’s figure of €217,500. Sligo town has seen prices climb by 9.4% to €290,000, while Tubbercurry experienced an even more dramatic increase of 17.6%, reaching €200,000.
Market analysts point to a critical shortage in housing supply as the primary driver behind these price surges. The northwest region has witnessed particularly strong growth, with Donegal and Sligo properties gaining over €10,000 in value within just 12 weeks – double the rate observed in commuter counties.
In Leitrim, where the average three-bed semi now costs €197,500 (up 8% from €182,500 in December 2023), the market has reached a significant milestone. For the first time since 2006, a three-bed semi-detached property has broken the €300,000 barrier, signaling a robust market recovery.
The acute shortage of new housing developments across both counties continues to put upward pressure on second-hand home prices, with inventory levels reportedly at historic lows.
