Financial analysts identify several key factors driving the sharp increase in top-up drawdowns:

  • Home Improvement and Retrofitting Costs: Rising building material prices and labor costs have made extensive structural extensions and home improvements significantly more expensive, requiring larger loan amounts.
  • Energy Upgrade Incentives: Many borrowers are using top-up equity loans to fund home energy upgrades, solar installation, and insulation, often pairing their loans with state retrofitting grants to lower monthly energy bills.
  • Property Market Constraints: High property prices and intense competition for secondhand homes have led existing owners to stay put and expand their current footprint rather than competing in the open market as mover-purchasers.
  • Debt Consolidation and Family Support: Homeowners are also tapping equity to consolidate higher-cost personal borrowings into long-term mortgage structures, or to assist adult children with deposits for their own first home purchases.
